Facility management due diligence
From Due Diligence to FM Due Diligence
The term "due diligence" comes from the English and stands for "with due care" and is a (risk) examination and value determination typically carried out in the context of a company purchase or the purchase of a property. Due diligence is about identifying and minimising risks that influence the purchase price due to lack of knowledge about the object of purchase. The basis for a due diligence is the data provided by the seller.
We at simple FM make use of the principle of due diligence and have developed our FM due diligence based on it, with a product tailor-made for the FM sector.
By FM due diligence we mean the accurate, systematic and comprehensive collection, review and analysis of your facility management relevant data.
In our FM due diligence we analyse the strengths and weaknesses of your facility management and identify the risks within your FM organisation. An essential, and unfortunately also quite complex, part of FM due diligence is the financial assessment of your facility management - the so-called baseline. When determining the baseline, we examine all internal and external costs of your FM-relevant service provision.
The content and scope of an FM due diligence varies individually based on the requirements of your business model - we have standardised and simplified the process for you. We are also happy to bring along our tools.
When do you need an FM due diligence?
An FM due diligence may be necessary for various reasons. It should be noted that, depending on the requesting group (FM client, FM service provider or FM or management consultant), these may be comparable in terms of content, but different in terms of result.
The result of our FM due diligence forms the basis, for example, for
-
a decision paper for your possible outsourcing project,
-
a scopeof services for a tender for your FM,
-
the creation of a new or revision of an existing FM operating concept for your real estate portfolio,
-
the determination of a comprehensive baseline (in preparation for a tender or as part of a baseline validation during an FM contract implementation),
-
the identification of existing savings or optimisation potentials within the scope of your operational FM,
-
as well as further utilisation possibilities.
